Fees
The following costs are to act as a guideline only to our fee structure and charging rates.
The fees quoted are not fixed, as every matter is considered on an individual basis. This is because the majority of our work is bespoke.
Beaufort Montague Harris aim to charge fair, proper and reasonable fees and will advise you in advance of the cost of your individual matter and any variation as the job progresses.
Please note: All figures quoted are exclusive of VAT, discbursements, Land Registry fees, Court fees, searches or certification required by the client or transaction. Stamp Duty Land Tax is not included as this is dependent on each individual transaction.
General Charges
The general charge out rate for our Principal, Geraint James is £225 plus VAT per hour.
The charge out rate for other team members is £175 plus VAT. Please see our Terms and Conditions for full details.
For site visits or meetings, you will be charged at our standard hourly rate unless otherwise agreed in advance.
For amendments to title entries, change in ownership etc. the price will dependent on the application required plus the Land Registry fee. This could be relevant to conveyancing work but also Wills and Probate.
Should your transaction not proceed, you will be charged abortive fees dependent on the amount of work completed.
Wills
Individual Will from £250 plus VAT depending on complexity.
Mirror Wills for couples from £400 plus VAT depending on complexity.
Complex Wills from £500 plus VAT.
Will Review from £100 plus VAT.
Declaration of Trust in regard to property including registration of a restriction at the Land Registry, from £150 plus VAT depending on complexity.
Inheritance Tax Advice from £225 plus VAT per hour.
Probate
For fixed Probate application fees, please see the Government’s current charges at www.gov.uk.
Simple probate matters such as just obtaining the Grant of Representation from £950 plus VAT.
For more complex Probate matters and Estate Administration from £2,500 plus VAT.
As a guideline an average estate administration can cost between £3,500 to £10,000 plus VAT.
Statutory advertisements, valuation fees, stockbroker fees, duplicate certificates etc. will be charged at cost to you.
Lasting Powers of Attorney
The current registration fees payable to the Office of the Public Guardian per document are £82 (no VAT).
Single Lasting Power of Attorney £450 plus VAT.
Additional Lasting Powers of Attorney if prepared at the same time £225 plus VAT per document.
Providing certified copies of Lasting Powers of Attorney from £25 plus VAT per document. (This service is only for existing clients whose documents we have prepared and registered).
Duplicate copies of Lasting Powers of Attorney from the Office of the Public Guardian from £50 plus VAT per copy plus the OPG fee of £35 per document.
Court of Protection
Applications from £2,500 plus VAT plus the Court fees.
Reports to be charged at cost to client.
Commercial Property
Grant of new of Lease from £950 plus VAT.
Lease renewal from £850 plus VAT.
Assignment of Lease from £1,250 plus VAT.
Lease transfers from £750 plus VAT.
Completion and filing of Stamp Duty Land Tax Return £100 plus VAT.
Commercial Property & Business Agreements
Purchase or sale of Commercial Property from £950 plus VAT.
Business Agreements for Sale or Transfer from £950 plus VAT.
Completion and filing of Stamp Duty Land Tax Return £100 plus VAT.
Overage Deeds and Agreements
Consultation and advice (up to maximum of 30 minutes) from £100 plus VAT.
Overage Deed from £500 plus VAT.
Residential Conveyancing (usually only for existing clients)
Freehold conveyance from £850 plus VAT.
Leasehold conveyance from £1050 plus VAT.
New build additional requirements from £500 plus VAT (in addition to conveyance fee).
Mortgage advance fees from £300 plus VAT.
Mortgage redemption from £100 plus VAT.
Completion and filing of Stamp Duty Land Tax Return £100 plus VAT.
Statutory Declarations or Deeds of Covenants from £250 plus VAT.
Amendments to title from £100 plus VAT and Land Registry fees.
First Registration of Title from £450 plus VAT plus Land Registry fees and other disbursements.
These fees do not include Help to Buy or shared Ownership. We do not offer these services to purchasers.
There may be additional Management Company fees to pay for the sale of Leasehold properties which will be charged at cost. This can also apply to the purchase of a Leasehold property where there may be transfer fees and Management Company joining fees.
Document and Deed Retrieval Service
We store many Deeds and Documents in our secure off-site archive. Our fee for retrieval of any files, deeds or documents is £75 plus VAT per retrieval.
At present we do not charge an annual storage fee, although we reserve the right to review this policy.
